One advantage of this 40 year mortgage is, your monthly dues will be very much lesser compared to the usual 15 or 30 year mortgage plan.
For example you loaned $100,000 to buy your house at 6.25% interest with the standard 30-year mortgage, then your monthly dues for this loan amount would be about $600. But if you will pay for the same house under the 40 year mortgage, you would have to shell out a higher interest rate since the term is longer, but your monthly dues would only be about $560. Although, this may not look a large amount, but still, this could make a big difference with your monthly budget.
